JW McDonald Building Services are based in South London (Bromley) and we have been listening to feedback from our clients have found in today’s homes they like to have a bathroom with a shower installation, for efficiency and cost effective as most house have water meters. But with property prices in South London so high now, people are having buy smaller properties, which have smaller bathrooms.

Recently we have seen clients in areas like Catford, Bromley, Sydenham and Beckenham try to have a bath with a shower but the compromise is that you can’t enjoy the space. Here at JW McDonald Building Services we think it’s better to have a walk-in shower installation. Walk in shower installations are the best way to make use of the small space and have the main bathroom open plan with an integrated floor waste, which is hidden under the floor. The shower would need to be a thermostatic shower install, which can be run of a conventional boiler or a combination boiler.

If you are running an old gas boiler, then you will need a universal pump in order to have enough bar pressure to run the shower efficiently. The Problem with a pump is that they make a lot of noise when they are running. The other option is to have your boiler replaced with a condensing combi gas boiler, which will convert everything to mains pressure.

This will give you the option of have any shower installation you prefer. When you have your waste and shower fittings worked out you are ready for tilling the shower room area.

The best place to have a walk-in shower installation is on the ground floor. This is because there are less chances of major damage to the property if there is a leak. If you are going to have the walk-in shower upstairs you will have to make sure the floor is as water tight as possible. We would suggest that you take up the floorboards and install the necessary pipework and waste system and then install 18mm WPB ply which is the same thickness as the floorboards on the original joists.

When you have installed the ply make sure you use a high-grade silicone to seal all the joints and edges in the floor, we would even suggest to have 6” skirting made up out of the ply and chase out the wall to have this in place to ensure that there is a good water proof seal around the floor to wall joint.

When you are water tight you are ready for tilling, the floor should be a gradient floor which, means there should be a slight fall which should take the shower water into the reassessed waste in the floor. The tiling specialist should know how to tile these areas and will understand how important this is. We also advise people to have the whole room tiled which will create a water tight area. The walk-in shower should be ready for all the fittings and we always say you should try and have a glass divide to keep the water in place of the gradient floor area. This should leave you with a nice walk-in shower installation, which you will love.

Here at JW McDonald Building Services, it has been a very busy year so far and with enquiries still coming in daily from our website and Trustatrader with requests to get projects started ASAP. Homeowners are wanting their projects completed before the festive season is upon us.

BATHROOM RENOVATION

Here at JW McDonald Building Services Ltd we are well established in installing bathrooms, we offer to all our clients a transparent service from start to finish and like to discuss or give information about how to we take on certain job regarding bathroom renovations or bathroom remodel.

We are frequently being called out for bathroom refurbishment quotes in Bromley, Beckenham and across South London and we always ask the client what they would like to achieve.

When we get to the question of the bathroom refurbishment tiling aspect we normally tell the client that we can provide a discount at Topps Tiles. We then talk about the tile configuration if they will want a brick effect or standard straight pattern. The brick effect takes longer so we always say this will be more expensive and if there are any pattern and configuration tile effects they will be more expensive as well.

When quoting for most bathroom refurbishments clients they sometimes miss out that tile beading should be included and is important to the colour scheme. There can be some issues regarding certain corners that will need special beading to give you that finished and professional look. The flooring side is very important with a bathroom refurbishment because the floor needs to be as flat as possible. We normally use 18mm WPB plywood or 9mm ply over the existing floorboards.

Most clients want a tiled floor for their bathroom refurbishment but we now advising for people to use the new vinyl flooring called quickstep. This new vinyl flooring is brilliant for wet or dry areas and bought in any finish you like. There is a tiled effect, wood floor effect and marble effect as well, so you achieve the same style look but with peace of mind of a 20-year warranty. This new vinyl flooring is also good for uneven floors and is able mould with the surface without cracking and without having to use self-levelling compound, within reason.

The vinyl flooring can be used with underfloor heating, so you get all the benefits but with more durability.

JW McDonald Building Services offers a wide range of building services across South London, and extend into some part of Kent.  This is not just a building company that tackles all the trades, it is just that some people do not realise that when you ask some of the large companies to install your bathroom or boiler, they will fall short in many aspects of the building services you may need to complete your project.

Bathroom & boiler installations are some of the areas were customers get caught out trying to find trusted trades in other aspects of building work expertise. When you go to have your boiler or bathroom relocated or renovated there are some building work aspects, which can slow your job down, it could be that your ceiling needs spotlights and plastering or the floor and walls need replacing, other companies will not be able to help you because they only install the bathrooms or boilers and they leave the other trades out. We can see the frustration with trying to find other good tradesman in a short space of time and there is the added pressure of taking time of work to project manage everything. Here at JW McDonald Building Services Ltd, we like to build on our reputation for giving our customers what they need with regards to bathroom updating & renovations. The job we just completed in Catford, SE6, Southend Lane, this is near the Sydenham, SE26,which was for a repeat customer who rents out their property, she uses us as she needs a service that offers the client a quick turnaround, to enable her to get the next tenant in.

The job was to remove the all the tiles on the bathroom walls area only, to give the bathroom a new and refurbished feeling. The bathroom needed updating but at a budget that was affordable. There was a downside to this job and that was water ingress through the tile grout.This could have been avoided if this was sealed straight away but this was left unchecked. Therefore, the wall had to be taken down and rebuilt with new water-resistant timber and green moisture resistant plasterboard.

One of taps continually leaked on the hot water side so we also had to replace the bath taps.

We do want to remind customers that regular maintenance checks are needed to ensure that your property is always well maintained if you are renting long term.

Here at JW McDonald Building Services Ltd we are well established in installing kitchens & bathrooms. We offer to all our clients a transparent service from start to finish and we like our client to feel they are in control of their kitchen & bathroom installation budgets.

The bath & shower room installation we have just completed is based in off Lee High road SE13, which is near Lewisham SE13 or near Blackheath SE12 / SE3.

This bathroom remodelling job has been split into 2 jobs because it has a separate toilet and bathroom. In some instances, we would knock the wall down to make it one large bathroom or shower room but, in this property, they wanted to keep it as separate rooms

The job was an interesting bathroom remodelling job because they no longer wanted a bathroom and was more interested in having a shower room for convenience.

Shower rooms or walk in showers are becoming more common for a quick fast pace life

The separate toilet means that if some body needs a shower toilet can still be used always

When installing a new shower room or remodelling an old bathroom we normally must update the electrics to bring everything in line with NIC regulation and safety. We always check that the electrical or wiring for a bathroom is a priority as electric and water don’t mix. We always issue a NIC certificate for all our work when complete a bathroom or shower room installation.

The bob we completed off Lee High Road SE13 we installed a new lighting ring for the bathroom and toilet. We also installed IP65 shower proof lights extractor fan and new switches

The boiler is an old gravity fed system, so we are installed new pump for the cylinder that gave them mains pressure hot water. We were able to give them mains cold water because the mains water feed was in the loft above the bathroom

The shower room-remodelling job consisted of the client buying their own materials and we will install them. We offer the client advice on what materials to buy and offer them our great company discounts on tile from Topps Tiles.

The art of having a very good tiled finish is in the preparation. The walls or floor should be as level and solid to work with as possible. If you are tiling onto any floors or walls check if the areas are level by using a straight piece of timber or a long level, this will help to find any high or low spots. Try to level out any imperfections by using plaster or bonding for the walls and a floor self-levelling compound for the floor. If the floor is just natural floor boards then we recommend you use a 9-12mm WPB ply and screw this down onto the floor using 30mm screws, this will help you not to hit any pipes below. If the walls are hollow in places, then we recommend that they are removed and rebuilt with render or bonding to a good finish.

When the area you are going to tile onto is level and solid to work with you should size out the room buy finding out how many square meters of tiles you will need. This can be worked out by taking the shortest distance which could be 3 meter then times this by the longest distance which could be 6 meters on the floor or wall. The total area works out to be 18 sqm using this method. When you have calculated how many sqm’s of tiles you need you should always allow 1-2 sqm for cutting tiles in half and waste in general, but always make sure you can take back any tile you don’t need for a refund.

When you have, the tiles check to see what size spacer’s you will need for the tiles you have bought. If you don’t know what size you should go for, we recommend 2-3mm spacers on the walls or 3-4mm spacers for the floor. The adhesive that you buy should be recommended by the tiller, we would recommend, ready mix adhesive for the walls and rapid self-mix for the floor. If the grout you are using is a light colour, then try and get a light colour adhesive and visa-versa to help stop the adhesive coming through the grout.

When the area is ready for tiling we recommend that you size out the tiling area by finding the straight point of the wall or floor. The best way to find you strait line on a wall is to use a level and mark a straight line as a plus sign on the wall. When you have done this, we recommend fixing a piece of timber to the horizontal line and use this as a base for the first row of tiles to be installed.

If you are tiling a bathroom you should always work off the bath first which will give you have the same affect and help you in many other ways. When you are sizing out the floor you must find your straight lines for a good finish, we recommend using a level and put it against the two legs of the door frame.

This is the best place to start tiling from on the floor and we would lay out as many tiles as you can to determine how the cut’s will affect the overall finish of the job and we also recommend this for the walls as well.

Here at JW McDonald building services we believe that bathroom renovations & remodelling is something which a lot of homeowners will encounter at some point and we see a lot of this happening in South London. We have seen a new culture of property spending trends when it comes to bathrooms, the bathroom has to be robust and trendy which means there is a constant change in the materials used to make a bathroom meet our current needs.

This will now depend on what type of bathroom idea you are looking for to fit in with the current trends for this time. We also see that your bathroom will be an investment and this is another reason for your bathroom renovation or installations cost to be determined by these factors. When we put all this together we can see why some bathroom costs are very expensive and the materials are very unforgiving to work with. The installer or plumber will have their work cut out making sure that all the expensive and beautiful things you have bought will be transformed into this wonderful bathroom you have in your mind.

COST OF THE AVERAGE BATHROOM INSTALLATION

We cannot put a cost on an average bathroom renovation or installation because there are too many varying factors like building & electrical work. But if you consider there will be just one main installer or plumber who will be carrying out the installation and fitting of the main items it’s better to try and secure an average day rate, which can be transformed into an average amount of days to complete the job. The average day rate should ruffle be £300.00 per day and I would say it takes approximately three weeks to complete a bathroom from start to finish. This would mean an average bathroom installation or renovations labour cost could be, £3,500.00 £5,000.00 This will sometimes exclude materials like timber, screw, pipe work & fittings, which I would add on another £250.00 – £300.00. There are other building works costs as well as the bathroom suite it self to be bought and we would recommend that the installer should help to choose what is suitable for your new bathroom project.
